An Arvada 1970s Tri-Level Becomes a Timeless Retreat

A whole-house remodel for an Arvada family transforms into a calming sanctuary and a launch pad for their on-the-go lifestyle. Improving the home’s flow, function, livability, and comfort were the Schwenks’ top priorities, as was embracing outdoor living to enjoy their lovely acreage property.

No More Outdated and Awkward Design

Dawn and Ben had lived in the 1970s tri-level home for nearly a decade and were ready for it to realize its full potential. Poor flow, an awkward layout, and an inefficient use of space were the original home’s major pain points. Previous renovations predating their ownership resulted in a disjointed floorplan that did not serve the family’s lifestyle. The family had to move through rooms to get to other rooms of the house, the kitchen needed reorganizing and updating, and the backyard area did not provide the outdoor living experience the family desired.

They came to KGA asking for a remodeled home that was beautiful, functional, and low maintenance, with timeless architecture, elevated yet comfortable spaces, and effortless indoor-outdoor living. The home’s location is tucked away in a rural enclave of Arvada, and they wanted a fresh start and to take advantage of their property’s views.

European-Inspired Architecture

The family’s 1970s tri-level was transformed into a spacious and welcoming retreat. Originally set on a modern farmhouse theme, Dawn was drawn to the timelessness of European architecture as the design process moved forward. “After taking a break from the design, I moved toward that warm and cozy old English style. I didn’t want it to be like any other house.”

AFTER

A harmonious blend of European features and contemporary influences replaces the original elevation’s disjointed organization, horizontal siding, and awkward roof pitches. Gables, stucco, woodwork, ironwork, and centered windows are nods to timeless Old World design that add character and texture. Wall lantern light fixtures carry from the front to back, while window shutters, an arched window, and a porthole window add charming pops of personality.

Elegant and Approachable Interiors

Elevated comfort and livability guided the interior architecture of feel-good and sophisticated spaces. Exterior elements were pulled into the interiors to solidify the indoor-outdoor connection. A wood slat ceiling and beams, along with stone walls and vintage bronze fixtures, are grounding and welcoming. 

The new design adds 2,000 square feet of living space on the main level and an upper-level addition above the garage with a home office and spacious bedroom suite. Relocating the front door closer to the garage and adding a new foyer improves the flow into the rec room, one of Dawn’s favorite areas of the home. The rec room’s large see-through fireplace creates a dramatic focal point, connecting it to the family room while allowing clear sightlines on each side and drawing the eye outdoors. This previously underutilized space in the original home is now a bright and welcoming space on the main level that the family enjoys daily.

The kitchen size increased with improved functionality and flow. Warm woods, a painted wood slat ceiling, and a recessed ceiling over the window create a cozy and intimate feel, perfect for family meals and entertaining. “My husband is a huge cook, so this new kitchen is for him. And our guests like relaxing here. We all prefer to have dinner here instead of going out to a restaurant,” says Dawn.

Opting Outdoors

The family loves spending time outdoors, so multiple outdoor living areas create distinct yet interconnected spaces for various activities. Large windows throughout the main level of the home further establish the indoor-outdoor connections. A large covered patio serves as the nucleus of the home and is accessed from the rec and living rooms. The space is roomy enough for lounging and entertaining, with a well-loved fireplace serving as the focal point.

“I love that it feels like I’m in my house when I’m outside. And I love having all the different spaces where people can go,” says Dawn. An outdoor dining area, whirlpool hot tub, cozy fire pit, and deck allow the family to enjoy their property throughout the seasons and enjoy incredible Front Range sunset views.
